Just north of Jefferson Boulevard in West Adams, wood framing is now rising above the concrete podium of the latest South L.A. development from CIM Group.
The project, located on the former home of West Angeles Church at 3017-3045 Crenshaw Boulevard, will eventually consist of a six-story building featuring 168 studio, one-, and two-bedroom apartments above approximately 40,000 square feet of ground-floor commercial space. Plans call for parking for 253 vehicles.
CIM entitled the site using Transit Oriented Communities guidelines to allow for the construction of a larger building than allowed by zoning rules. In exchange, 17 of the new studio, one-, and two-bedroom apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.
AC Martin is designing the contemporary podium-type building, which will include a central courtyard, a swimming pool, a fitness center, and two rooftop decks.
The project is among the largest in a string of new developments from CIM in West Adams, including more than a dozen and commercial buildings along Adams Boulevard. The company has also developed two office buildings at the intersection of 30th Street and Crenshaw Boulevard, a short distance northeast of 3045 Crenshaw.
