An empty lot located just south of Metro's La Cienega/Jefferson Station in Baldwin Hills could yield multifamily housing, per an application submitted last week to the Los Angeles Department of City Planning.
The proposed project from applicant Kaveh Bral, planned for lot on the east side of La Cienega Boulevard at 5785 W. Corbett Street, calls for the construction of a new eight-story building featuring 80 one- and two-bedroom apartments above on-site parking for 103 vehicles.
Requested approvals include density bonus incentives to allow for a larger structure than normally permitted by zoning rules. In exchange, 13 of the new apartments would be set aside for rent as very low-income affordable housing.
Architect Sam Ghanouni is designing 5785 W. Corbett Street, which is depicted in plans as a contemporary low-rise structure with a central courtyard and a rooftop deck.
The proposed project is relatively modest in scale when compared to other recently developments in the near vicinity of La Cienega/Jefferson Station, highlighted by the massive Cumulus District and the Wrapper office tower. Currently under construction across La Cienega Boulevard is Lendlease's Habitat development, which will feature mid-rise buildings containing housing, offices, and retail.
