A 1950s apartment complex in Westwood's condo canyon is set for redevelopment with a high-rise senior housing complex, per an application submitted this week to the Los Angeles Department of City Planning.
The proposed project from Sunrise Senior Living and Lincoln Property Company, planned for a site at 10354 Wilshire Boulevard, would replace an existing 40-unit apartment complex with a new development featuring 178 senior homes above parking for 192 vehicles.
According to the project's application, the housing will be divided into 90 independent units, 46 assisted care units, and 42 memory care units. That also includes 28 units of affordable housing, which would be built in a separate structure at the southern half of the property fronting Ashton Avenue.
Adept is designing the project, called Sunrise of Wilshire Boulevard, which would include an 18-story, 218-foot-tall building facing Wilshire.
"The building massing has been carefully considered on the narrow site to acknowledge the local specific plan and the strict limitations on shadow cast onto existing buildings," reads a narrative from a project website. "The building will step back at the top and along the western façade. The top of the building has a more vertical articulation of glass and stone paneling that is characteristic of other taller, more modern buildings along the corridor."
The affordable building at the rear of the property fronting Ashton Avenue is planned as a lower-scaled, three-story structure in the Mediterranean style.
Pending approvals, construction of the senior housing complex is expected to occur over a roughly 30-month period.
The proposed development is the second housing development catering to older adults planned in recent years along the Wilshire corridor in Westwood, following a 12-story building slated to replace Westwood Presbyterian Church's parking lot.
Other Sunrise facilities on the horizon in the Los Angeles area include a project planned for Sepulveda Boulevard in Manhattan Beach.
Lincoln Property Company, the other partner, has developed housing and office developments across the region, with a pipeline of future developments that includes multiple projects in Culver City.
