A model unit offers a look inside Nelavida, a new small lot subdivision taking shape just north of the Glendale Freeway in Glassell Park.

The project, which is being developed by IHP Capital Partners and Comstock Homes, sits on an approximately 1.9-acre site located 3845 Fletcher Drive. When completed, plans call for a total of  37 detached homes as well as 20,000 square feet of open space and outdoor areas.

According to a sales website, Nelavida includes a mix of two- and three-bedroom floor plans, ranging from 1,642 to 1,835 square feet in size. Each option would include a two-car garage at ground level and a rooftop deck above.

Pricing for available units ranges from $1.13 million to $1.21 million.

In addition to its project with Comstock in Glassell Park, IHP's portfolio includes 33 homes on Santa Anita Avenue in Arcadia.
