A new social media post from Ottinger Architects reveals plans for a Builder's Remedy project at the intersection of Beverly Drive and Olympic Boulevard in Beverly Hills.
The project at 9430 W. Olympic Boulevard, which first came to light earlier this year, is proposed by Fisch Properties, a Beverly Hills-based management and development firm. Plans call for the construction of a 12-story edifice featuring 65 one-, two-, and three-bedroom dwellings with ground-floor commercial uses and parking.
As a Builder's Remedy project submitted for review while the City of Beverly Hills housing element was out of compliance with state regulators, the project exceeds height limits and other zoning standards that would typically apply at this location. To be eligible, the housing must either be fully restricted to occupancy by moderate-income households, or 20 percent of the residential units must be provided to lower-income residents.
"The design is defined by a bold, curved glass façade that gracefully wraps around the building, maximizing natural light within the units and interior spaces," reads the social media post by Ottinger Architects. "Expansive private balconies positioned on multiple axis will offer sweeping views of the surrounding city. Through the building’s rounded edges and complementing lines, we aim to create a sense of fluidity and movement, making this building a distinctive architectural statement in the neighborhood."
The project is one of four similar developments now in the works near the intersection of Beverly and Olympic, including a second, larger proposal from Fisch Properties planned for a site north across the street at 9441 Olympic Boulevard.
