Los Angeles-based Open Development, LLC hopes to build a mixed-use senior affordable housing complex on a vacant lot in Compton, according to a past agenda item from a meeting of the City's redevelopment successor agency.

The project, which would rise from a 1.26-acre site at 1117 S. Long Beach Boulevard, would consist of a four-story structure featuring residential units above ground-floor retail uses.  Plans call for a mix of 81 studio, one- and two-bedroom apartments - priced for low-income seniors - as well as 11,417 square feet of retail space and approximately 164 vehicles in a surface lot and a basement garage.

Renderings show a contemporary low-rise structure, with perimeter landscaping and outdoor gathering spaces that could accommodate a farmer's market.  The building's roof level would be activated with an amenity deck featuring outdoor seating and a vegetable garden.

Project costs are estimated at approximately $23.5 million.
