Midway between Metro's Expo/Sepulveda Station and the I-10Freeway, the wrapping is off for a new multifamily residential complex developer Darius Khakshouri.

The project, located at 2600-2616 S. Sepulveda Boulevard, replaced four single-family homes with a five-story building which will feature 43 one-, three-, four- and five-bedroom apartments above basement parking for 46 vehicles.

The project was entitled using Transit Oriented Communities incentives to permit a taller, denser development than would normally be allowed by zoning rules. In exchange, five of the apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.

Warren Techentin Architecture is designing 2600 Sepulveda, which is clad in painted stucco, metal, and wood. Plans call for amenities including recreation rooms and roof decks.

The new development near Expo/Sepulveda Station is not the first time that Khakshouri and WTARCH have worked together. Previous ventures include a 24-unit apartment building that recently opened just off of Sawtelle Boulevard.

The project is one of a handful in proximity to Expo/Sepulveda Station, following the 595-unit Linea development from Carmel Partners. Other projects in the works include affordable housing on Sawtelle Boulevard and an Onni Group development on Pico Boulevard.
