In Mid-City, work is underway for an infill development featuring housing and commercial uses.

The project from West Hollywood-based APPA Real Estate, located on a corner lot at 5560-5566 W. Pico Boulevard, will replace four apartments and a small commercial building with a new seven-story edifice featuring 40 apartments, 1,350 square feet of ground-floor retail space, and podium parking for 25 vehicles.

Project approvals include Transit Oriented Communities incentives, granting permission for a larger structure than would have been allowed by zoning rules.  In exchange, four of the proposed studio and one-bedroom apartments would be set aside as affordable housing at the extremely low-income level.

Khal Khaireddin Architects is designing the contemporary podium-type building, which will have frontage on Pico to the north and Curson Avenue to the east.

The new development will rise directly across Curson Avenue from a similar mixed-use project recently developed by Wiseman Residential.

APPA, in addition to its new project on Pico, previously developed a similar mixed-use building in the unincorporated community of East Pasadena.
