Local developer California Landmark Group, already partway through construction on a new apartment complex on Sawtelle Boulevard, is revising its plans through the recently-adopted Transit-Oriented Communities Guidelines.
The mixed-use development, located at 1947 Sawtelle Boulevard, has been planned as a four-story building featuring 73 rental apartments and 7,700 square feet of ground-floor commercial space. Using incentives provided by the TOC program - which allows for increased density in exchange for providing affordable housing - the project is now imagined with 88 total units, setting aside eight apartments for extremely low-income households.
CLG initiated its application for 1947 Sawtelle in 2014, and has presented renderings for a mid-rise building designed by Rios Clementi Hale Studios.
A timeline for the revised project is unclear. CLG has already built out a portion of the property's underground parking garage.
