A developer who received approvals earlier this year to construct a mixed-use complex in West Los Angeles is going back to the drawing board with the City's new Transit Oriented Communities program.
Using the TOC incentives, which allow relief from zoning provisions for projects that provide affordable housing, the proposal now calls for the construction of a six-story, 65-unit building featuring 10 units of very low-income housing. Developer Pico 12300, LLC had originally filed for the project as a smaller five-story, 51-unit building with six affordable units and 4,000 square feet of ground-floor retail under the California State Density Bonus program.
Architecture firm KSK Design, which designed the already-approved version of the development, is also attached to the updated proposal.
