The owner of an exotic car dealership in Van Nuys is looking to raze and redevelop his property with housing, per a recent application to the Los Angeles Department of City Planning.

The proposed project from Ray Penman of RPM Motorcars, slated for a 405-adjacent site at 5845 N. Sepulveda Boulevard, calls for the construction of an eight-story building featuring 80 studio, one-, and two-bedroom apartments above 2,258 square feet of ground-floor commercial space and parking for 137 vehicles.

Requested approvals include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 17 of the new apartments would be set aside for rent by very low- and moderate-income households.

DFH Architects is designing the contemporary podium-type building, according to plans sourced using ATC.

The project site is located a short distance south from the G Line busway's Sepulveda Station, which will see the construction of a new overcrossing to help speed up travel times as part of a $668-million overhaul.
