A 1940s apartment building in Koreatown is slated to make way for a large multifamily residential development, per a recent application to the Los Angeles Department of City Planning.
The project from applicant Abolhassan Arefi of Barkley Development, slated for a site at 412 S. Catalina Street, would consist of a six-story, 53-unit building with a 22-car garage. The new construction is described as an expansion of an adjacent 61-unit apartment building completed on an abutting site to the north at 400 S. Catalina Street in 2019.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, a portion of the new apartments would be set aside for rent as deed-restricted affordable housing.
Architect Alan Boivin is designing the contemporary podium-type development, according to city records.
Construction of the new building would require razing existing improvements - a two-story structure known as the Altman Apartments. The property has been determined to be an eligible historic resource due to its French Norman architecture, as well as being designed by Edith Mortensen Northman, who was the first woman to work as a licensed architect in the Los Angeles area.
