In Fountain Valley, Shopoff Realty has secured approvals to redevelop a long-empty 18-acre property with housing.
The Euclid + Heil development, named for its cross streets, sits at 16300 Euclid Street near Mile Square Park. The project, which is being developed in partnership with National CORE and Lennar, will include:
- 304 market rate apartments;
- 83 senior affordable units (which will be fulfilled by National CORE);
- 36 two-story, for-sale triplexes; and
- 183 three-story townhomes.
Plans also call for amenities such as swimming pools, parks, and play areas.
“As California continues to tackle its housing shortage, we believe the addition of this project and its diverse product mix may benefit the greater community for generations to come, offering both for-rent and for-sale product in a supply-constrained market,” said Shopoff president and chief executive officer William A. Shopoff in a news release. “It was paramount to our firm that this project met the evolving needs of this established community, and we are grateful for the collaboration from the City of Fountain Valley, the local community and project supporters. With this unanimous approval now secured, we look forward to moving into the development phase with our partners and aim to deliver a quality project in the years to come.”
A project website indicates that CDPC and AO are part of the project design team.
Grading activities are expected to commence in late 2025, with the market-rate and affordable housing components to open in Summer 2028. For-sale homes will be completed in phases, the first of which is expected in Summer 2028, and the final phases arriving anticipated in Spring 2029.
Shopoff is redevelopment several large sites across Orange County, including parking lots flanking the Westminster Mall.
