A proposed mixed-use apartment complex near the intersection of Pico Boulevard and Fairfax Avenue has secured approvals from the City of Los Angeles.

Back in 2021, property owner Fred Farzan of Pico Fairfax, LLC, initiated an application with the Planning Department seeking approvals for a site at 5879 W. Pico Boulevard. At the time, plans called for the construction of a new seven-story edifice featuring 50 one- and two-bedroom apartments  above 3,125 square feet of ground-floor commercial space and semi-subterranean parking for 48 vehicles. A revised plan, authorized last month by the Planning Department, still calls for a seven-story building, but increase the proposed density to a total of 72 apartments and decreases the amount of proposed commercial space to 2,100 square feet. Plans also call for 50 parking spaces.

Project approvals include Transit Oriented Communities incentives to permit a building with greater floor area and density than allowed by zoning regulations. In exchange, eight of the apartment would be set aside for rent by extremely low-income households - an increase from five units in the original plan.

AFCO Design remains the architect of 5879 Pico, according to plans included with the project's approval letter.

The project would follow a handful of similar developments recently built along Pico Boulevard, including a Googie-inspired building at Pico and Stearns Drive, Cityview's Parker apartments, and Wiseman Residential's 125-unit apartment complex at Pico and Crescent Height Boulevard. A fourth project is currently rising at the northeast corner of Pico and Fairfax Avenue.
