HVN Development is planning affordable housing a short distance west of the US-101 Freeway in Hollywood, according to a recent application to the Los Angeles Planning Department.

The proposed development, slated to replace two single-family homes at 5644 Lexington Avenue, calls for the construction of a new five-story building featuring 67 apartments without on-site automobile parking. 

Requested entitlements include a development bonus through the City's affordable housing incentive program to permit a larger structure than would otherwise be allowed by zoning rules. All of the apartments are to be set aside for rent by extremely low-, very low-, low-, and moderate-income renters.

Plans for a larger affordable housing project at the same location were submitted in 2024, but withdrawn from consideration in 2025.

HVN Development is more than a dozen other affordable housing complexes across the Los Angeles area. The company's Hollywood site sits a block north of  the block-spanning site at 5601 Santa Monica Boulevard, where Bardas Investment Group and Bain Capital Real Estate are developing a larger studio complex.
