An empty hillside lot with an ocean view in San Pedro is to be subdivided and redeveloped with housing, according to a recent application to the Los Angeles Department of City Planning.

The project site, located at 2836 S. Baywater Avenue and 2909 S. Gaffey Street, sits a short walk north of Angels Gate Park. Using the small lot subdivision ordinance, property owner Sameer Marwa of Baywater 100, LLC is seeking to redevelop the hillside site with four single-family dwellings.

Ashok Kanagasundram is designing the homes, according to the application. Plans call for a series of three-story dwellings, each featuring four bedrooms and a garage.

Construction of the project will require issuance of a coastal development permit.

City records indicate that the roughly 12,000-square-foot project site last sold for just over $1 million in September 2023.
