Just west of the Baldwin Hills/Crenshaw mall, SoLa Impact has completed work on its latest mixed-use apartment building.
The project, built at 4008 Martin Luther King Jr. Boulevard, consists of a five-story building featuring 70 studio and one-bedroom apartments above 437 square feet of street-level retail space and a 35-car garage.
SoLa Impact entitled the site using Transit Oriented Communities development incentives to permit the construction of a larger building with more housing than would otherwise be allowed by zoning rules. In exchange, seven of the new apartments are to be set aside as affordable housing at the extremely low-income level.
The Architects Collective designed the contemporary podium-type building, which closely resembles renderings produced prior to the start of construction. Images show that the building includes amenity decks at the rear of the property.
The new development may be a sign of things to come along this stretch of Martin Luther King Jr. Boulevard, as new apartments are planned at the Baldwin Hills/Crenshaw Plaza mall, and a large project featuring offices and other commercial uses are slated for the long-vacant Marlton Square property.
