A 1940s single-family home in Venice is slated for redevelopment using the provisions of SB 1123, per a recent application to the Los Angeles Department of City Planning.
The property at 1209 E. Preston Way, located just east of Penmar Avenue, is being redeveloped by an entity called Dream Bigger Aquisitions 2, LLC, which is linked to Samara, a Redwood City-based company specializing in accessory dwelling units. Plans call for subdividing the approximately quarter-acre site into four lots, which would be developed with four modular homes.
The homes, which would be built by Samara, are shown in renderings as two-story structures - each with 1,738 square feet of floor area, three bedrooms, and a private yard. Plans also call for private garages and a shared pedestrian path.
"Inspired by the city's historic cottage court typology - including a notable example directly across the street on Penmar Avenue - this development reinterprets the form for contemporary living," reads a narrative included with the project's findings. "Each home is strategically placed with a playful offset across the entire width of the site to enhance natural light and privacy. The middle-density housing typology balances the privacy and autonomy typically associated with single-family homes with the spatial efficiency and shared-resource benefits commonly found in condominium arrangements."
According to the findings, the homes are being designed and built to the regulations of the California Department of Housing and Community Development's Factory Built Housing program.
