In early 2024, the Boys & Girls Clubs of Santa Monica announced that it would sell its longtime home to enable a move elsewhere in the City. A recent filing with the Santa Monica Community Development Department sheds light on what is set to replace the low-slung stretch of buildings just south of Wilshire Boulevard.

Lincoln Property Company, which is acquiring the site at 1238 Lincoln Boulevard, is seeking approvals to redevelop the property with an eight-story structure containing 257 studio, one-, and two-bedroom apartments above basement parking for 320 vehicles.

Requested approvals include density bonus incentives to permit a larger structure than allowed by zoning rules. In exchange, 26 of the apartments would be set aside for rent by moderate-, low-, and very low-income renters.

KFA Architecture is designing the proposed project, which is shown in plans as a contemporary podium-type building with two ground-level courtyards and a rooftop amenity deck.

The project continues to extend the recent development boom on Santa Monica's stretch of Lincoln Boulevard northward. Projects from Cypress Equity Investments, Tishman Speyer, and Related California have recently replaced commercial blocks between Santa Monica Boulevard and the 10 Freeway.

Lincoln Property Company, in addition to the Boys & Girls Center redevelopment, is also planning a smaller 132-unit development near the E Line's Downtown Santa Monica Station.
