A surface parking lot just south of the 110 Freeway in South Pasadena is slated to be redevelopment with senior housing, architecture firm KTGY announced last week.
The project, which is being developed by Los Angeles-based Greenbridge Investment Partners, would rise from a property at 601 S. Fair Oaks Avenue. Dubbed The Raymond, after South Pasadena's lost Raymond Hotel, the proposed development calls for the construction of a seven-story building featuring 287 senior apartments.
KTGY's design for The Raymond takes cues from those of the Raymond Hotel, which was established in the 1880s and once served as a winter vacation destination for the likes of Theodore Roosevelt and Andrew Carnegie. Plans show a Mediterranean Spanish Revival-style structure, featuring tower anchors at building corners, archways, and intricate rafters. The exterior of the building is to be clad in smooth stucco, accented by clay barrel tile on the roof and Portuguese Azulejo tiles elsewhere.
The project site, which includes most of a city block surrounding an office building owned by Greenbridge, will offer a combination of independent and assisted living units - including 50 affordable units. Plans also call for a pool deck, dining spaces, a rooftop terrace, a fitness center, and a speakeasy-inspired gathering area.
South Pasadena-based architecture firm Stamps & Stamps and Nida & Romyn, P.C. helped the project through the entitlement process, while Looney & Associates is serving as interior designer and LandStudio 360 as landscape architect.
Construction is expected to kick off in early 2026.
