Four small lot houses proposed at 1046 Hyperion Ave. in Silver Lake

Four small lot houses are coming to a site just south of Sunset Boulevard in Silver Lake, per an application recently filed with the Los Angeles Department of City Planning.

The project from applicants Lior Mageni and Justin Matian of East Junction, LLC, slated to replace an existing home at 1046 N. Hyperion Avenue, calls for the construction of four single-family dwellings, each featuring a rooftop deck and an attached garage.

Tracy A. Stone is designing the houses, which would each stand three stories in height and include three bedrooms. Plans show that an attached accessory dwelling unit would be incorporated into one of the homes at the rear of the site.

City records indicate that the project would employ the streamlining provisions of SB 684.

The small lot houses would rise roughly a half-mile northwest from the site of a mixed-use development which recently broke ground at 3313 Sunset Boulevard.
