A former school site in West Covina is slated for redevelopment with townhomes, according to a recently published initial study. 

The project from Meritage Homes subsidiary MLC Holdings, which would rise at 1501 Del Norte Street, calls for clearing existing buildings from a roughly 13.5-acre property to clear the way for the construction of 282 homes - including 248 attached townhomes and flats and 34 detached single-family dwellings.

A project description indicates the homes would come in buildings ranging from two-to-four stories in height, and include a mix of two-, three-, and four-bedroom floor plans. A total of 641 parking spaces are to be included within the project, which would also feature an 18,000-square-foot central community park featuring a pool, shade structures, a barbeque space, and a lawn. 

A proposed specific plan for the project describes the architecture of the new buildings as being of the Spanish and Seaside styles. KTGY and C2 Collaborative comprise the project's design team.

Pending approvals, including a general plan amendment and a zone change, construction is expected to occur over two years starting as early as January 2026.

Other upcoming projects from Meritage Homes include similar townhome developments in Norwalk and Santa Ana.
