The Los Angeles City Council has signed off on a proposal from Toll Brothers, Inc., to raze and redevelop an office complex in Warner Center with a mixed-use apartment building.
The project at 6464 Canoga Avenue, which would rise along the south side of Victory Boulevard, calls for the construction of an eight-story building 276 apartments above approximately 8,600 square feet of ground-floor commercial space and parking for 406 vehicles.
The development is the first in the Warner Center Specific Plan area to employ density bonus incentives, and will be required to set aside 21 apartments for very low-income households in exchange for an off-menu incentive and waivers of development standards.
AC Martin is designing the project, which would be lined with publicly-accessible open space along both Victory Boulevard and Canoga Avenue.
The existing structure, formerly the headquarters of the animation studio Filmation, was vacated following the 1994 Northridge earthquake, as a seismic retrofit of the property was deemed too costly.
Toll Brothers has tried its hand at multifamily development in Southern California before - the company recently built a similar mixed-use project in Downtown Santa Ana. However, the company recently sold its multifamily development business to Kennedy Wilson.
