TGS Management, LLC, an Orange County-based hedge fund, is looking to build a new headquarters campus near the Irvine Spectrum, reports the Orange County Business Journal.
The project, which will be built on land north of the Santa Ana Freeway between Bake and Alton Parkways, calls for the construction of approximately 207,395 square feet of office space. The total cost of the project is estimated at well over $300 million, adding to the $240 million it paid to acquire the project site in 2023.
The new facility would nearly double the size of TGS Management's existing offices - a 115,000-square-foot leased space at the Spectrum Terrace office campus. But despite scaling up TGS's footprint, the size of the project is not expected to rival that of other nearby office campuses. The Business Journal notes that the adjacent FivePoint campus includes over 1 million square feet of space on 72 acres, while the Spectrum Terrace campus features 1.1 million square feet of offices on 73 acres.
Plans call for a main two-story structure, as well as a recreation center and subterranean parking.
TGS Management is helmed by billionaire Fred Taylor.
