The Los Angeles City Planning Commission has signed off on a project which calls for redeveloping a vacant bank building in Rancho Park with housing.

The project, filed for entitlements in 2024 by George Garikian of Kareco, would rise from a site at 2930 S. Sepulveda Boulevard. The former Bank of America branch would give way to a new six-story structure featuring 77 studio, one-, and two-bedroom dwellings atop semi-subterranean parking for 84 vehicles.

Commission approval was required for off-menu density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, 12 of the apartments are to be set aside for rent as very low-income affordable housing.

TCA Architects is designing the contemporary podium-type building clad, which would be clad in plaster and metal panels. Plans show an amenity deck at the podium level and a recreation room at street level.

The project joins a handful of similar infill apartment buildings which have recently replaced smaller buildings along the surrounding stretch of Sepulveda Boulevard in recent years. Work recently wrapped for a 43-unit apartment building at 2600 Sepulveda Boulevard, and developer Tripalink has plans for a co-living apartment complex nearby.
