A local property owner is upsizing its plans for an apartment complex across the street from Los Angeles State Historic Park in Chinatown, per a new filing with the Los Angeles Department of City Planning.
In 2023, S&R Properties initiated plans to redevelop a bus yard located at 201 Sotello street. At the time, plans for the three-acre site between North Spring and North Main Streets calls for the construction of 445 studio, one-, two-, and three-bedroom apartments. That plan was withdrawn from consideration earlier this year after the developer failed to obtain city approvals to remove floor area and parking restrictions imposed on the site.
With that defeat in the rear view mirror, the new filing indicates that S&R Properties has revised its plans to now call for the construction a new project consisting of 464 studio, one-, two-, and three-bedroom apartments as well as amenities including two courtyards and rooftop decks.
TCA Architects remains the architect for 201 Sotello, which is shown in preliminary plans with a similar look to the prior iteration of the project. Plans call for a seven-story apartment complex with parking for 256 vehicles.
The development site sits just south of a property at 200 W. Mesnager Avenue, where a similar mixed-use project featuring 280 apartments and retail space was recently completed, and one block west from a under-construction 376-unit housing complex Main Street.
S&R Properties, an entity tied to the Riboli family, is also looking to build a high-rise complex on the opposite side of Los Angeles State Historic Park.
