A shuttered residential building located just south of Montana Avenue in Santa Monica is set to make way for a new condominium complex, per an item recently considered by the City's Architectural Review Commission.
The proposed development from Whitecap Projects, which would rise at 817 16th Street, calls for the construction of a new four-story building featuring 8 one-, two-, and three-bedroom homes with non-required parking for seven vehicles.
As a condition of approval, two of the homes would be restricted to low- and very low-income households.
Breakform Design is the architect for the project, which is depicted in renderings as a contemporary low-rise building.
"The design incorporates a wrapper concept with a dark metal finish that gives way to a lighter finish where voids are carved out," states a staff report to the Commission. "The strategy highlights multiple volumes that step and recess to break down the overall scale, while rounded awnings and softened upper-story elements introduce curvature that contrasts with the otherwise rectilinear composition."
The staff report recommended conditional approval of the project.
