In Sherman Oaks, exterior work is steadily making progress for IMT Residential's for Via Avanti apartments near the I-405/US-101 interchange.

The project, which spans a roughly five-acre property at 4815-4827 N. Sepulveda Boulevard, consists of several six-story buildings that will feature 325 apartments, approximately 40,000 square feet of retail space, and parking when complete.

KFA Architecture is designing the project, which has a Tuscan-style look, and will front Sepulveda with a landscaped plaza. A network of private and publicly-accessible open spaces are used to break up the large development site, which will also include amenities including swimming pool, a fitness center, a dog park, a club room, and a community garden.

Plans to develop the Via Avanti site date back 20 years. Originally known as Il Villagio Toscano, the project was first envisioned as a larger complex featuring over 500 apartments, but was gradually pared down to its current size over a long approval process. IMT acquired the project site in July 2019 for $58 million.

IMT recently completed construction of a similar 249-unit apartment complex on land surrounding the former headquarters of the Sunkist Growers Cooperative. That building includes a new Trader Joe's location across the street from an existing Trader Joe's along Riverside Drive.
