A commercial property in Pacific Palisades left vacant following the devastating wildfires of January 2025 is set to be redeveloped with a mixed-use residential building, per an application recently filed with the Los Angeles Department of City Planning.

Keyes Real Estate, which acquired the site at 15113 W. Sunset Boulevard in late 2021, is seeking approvals for the construction of a three-story building featuring six studio, one-, and two-bedroom homes above 2,500 square feet of ground-floor commercial space. Parking would be provided through mechanical lifts at the rear of the building.

In exchange for density bonus incentives to permit a larger structure than otherwise allowed by zoning rules, one of the new apartments would be reserved for very low-income households.

DesignARC is designing the contemporary low-rise structure, according to plans included with the application.
