Just west of the USC campus in Exposition Park, construction has wrapped for Tessera, a new mixed-use building from Mosaic Investment Partners

Located at 1069 W. Exposition Boulevard, the seven-story building features 53 apartments. Plans indicate the project also incorporates ground-floor commercial space and six units of extremely low-income affordable housing.

Sorensen Architects was announced as the design firm for the project at the time of its groundbreaking in 2023. SVA Architects designed the concept submitted for City review. 

The building closely resembles conceptual renderings, featuring an exterior of blue and white stucco. On-site amenities include a rooftop pool, a courtyard, a fitness center, and a dog park.

A project website advertises a mix of studio, one-, two-, and three-bedroom floor plans.

The project, developed as a joint venture with HC2 Capital with financing from Calmwater Capital, is one of several infill housing developments built on sites located north of Expo/Vermont Station in recent years.
