Trammell Crow Company subsidiary High Street Residential has acquired a site and closed on financing for a new development in San Pedro.
The property at 625 S. Beacon Street and 155 W. 6th street, located a short walk from the Los Angeles Waterfront, will be developed in a joint venture with Haseko North America. Plans call for the construction of an eight-story building featuring 281 studio, one- and two-bedroom apartments above 1,276 of ground-floor commercial space and parking.
KFA Architecture is designing the project, dubbed Jules San Pedro, which is portrayed in plans as a contemporary podium-type building with courtyards located above its parking deck.
Dubbed Jules San Pedro, construction is set to commence for the apartment complex later this quarter and be completed by the second quarter of 2028. Westport Construction is slated to serve as the project's general contractor.
The deal for the approximately 1.29-acre property closed on January 14, according to Laurie Wixted of Wixted Group, who represented the seller. The property has been in escrow to multiple developers over the past five years.
The project would be the second from Trammell Crow Company in Downtown San Pedro, following the Vivo on Harbor development located one block away. The site is also located near the $500-million West Harbor development, which will feature commercial space, a concert venue, and other attractions when completed.
