Developer Terra Capital is cooking up more plans for housing near the E Line's Expo/Bundy Station in Sawtelle, according to a new application to the Los Angeles Department of City Planning.
Slated to replace a single-family home just north of Pico Boulevard at 2239 S. Amherst Avenue, the project calls for the construction of an eight-story building featuring 40 studio and one-bedroom apartments above parking for three vehicles.
Requested entitlements include transit oriented incentive area bonuses to permit a larger structure than otherwise allowed by zoning rules. In exchange, eight of the apartments would be set aside for rent by low-income households.
Kevin Tsai Architecture is designing the slim, infill development, according to city records.
Completion of the project is expected in 2028, according to a landing page on the Terra Capital website.
The project follows two similar developments planned by Terra Capital for sites along Wellesley Avenue to the north. Other projects in the vicinity include a recently-approved 114-unit development at 2322 Amherst Avenue and a trio of under-construction buildings comprising more than 600 apartments from Carmel Partners.
