An automobile repair shop near the Van Nuys Civic Center is slated to give way to an eldercare complex, according to plans recently submitted to the Los Angeles Department of City Planning.
The project, which would rise at 14550 Delano Street, calls for the construction of a seven-story, 223-unit eldercare facility which would include 45 shared housing units for moderate-income residents and 178 units for low-income residents. Additionally, plans also call for a ground-floor manager's unit and an adult day health care center on the ground floor.
Requested approvals include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules.
Mobbil, Inc. is designing the project, according to plans included with the filing.
City records list the project applicant as 14550 Delano, LLC, an entity managed by the chief executive officer of Wellpointe.
The project site, located a short walk of the G Line busway's future elevated Van Nuys Station, is one of several new residential developments in the works on the blocks west of the Van Nuys Civic Center.
