Community Corp. of Santa Monica and St. Joseph Center have completed work on a project billed as the first-ever modular affordable housing development in the City of Santa Monica.
Berkeley Station, named for its located at 1342 Berkeley Street, consists of a four-story building featuring 13 one-bedroom apartments without on-site parking. Included in that total are five apartments for transition aged youth (between the ages of 18 and 24) earning up to 50 percent of the area median income level, while the remaining eight apartments are to be reserved for families earning up to 30 percent of the area median income level.
Brooks + Scarpa designed the building, which is arranged to provide space for terrace decks and a ground-level garden. The building is composed of parts developed by Brooks + Scarpa for its NEST Toolkit, allowing for assembly over a period of three days.
Funding sources for the project include $11.3 million from the Santa Monica Housing Trust Fund, as well as project-based vouchers.
St. Joseph center is providing on-site services for residents.

Smith in a statement. “We’re especially proud to support the young adults who will call Berkeley Station home through our Santa Monica Youth Resource Team program, providing the services needed to not only secure housing, but to sustain it and build long-term pathways to economic mobility.”
