Los Angeles-based development firm Helio is bringing more apartments the Palms neighborhood, according to two applications recently filed with the Los Angeles Department of City Planning.
Last week, an entity affiliated with Helio initiated an entitlement application for a site located at 3738 S. Overland Avenue. The proposed project, which would replace commercial buildings and surface parking, calls for the new construction of an eight-story building featuring 141 studio and one-bedroom apartments above approximately 1,500 square feet of ground-floor commercial space and parking for 67 vehicles.
The plan relies on the citywide housing incentive program's mixed income incentives to permit a larger building than otherwise allowed at this location. In exchange, 17 of the new apartments are to be set aside as affordable housing at the extremely low-income level.
Reed Architectural Group, which has worked with Helio on multiple projects along Overland Avenue, is designing 3738 Overland.
Just up the street, Helio also filed an application last month regarding a property at 3602 S. Overland Avenue. There, plans call for the construction of a larger eight-story building featuring 258 residential units on its upper floors with 4,295 square feet of ground-floor retail space.
Helio has already built three similar housing complexes along Overland in Palms, and is currently in construction on another project on Washington Boulevard near Sony Pictures Studios.
