A recent city presentation offers a look at renderings for Onni Group's revised plan for a mixed-use development near the L.A. River in the Arts District.
The Vancouver, Canada-based development firm filed an application with the City of Los Angeles last year relating to its property at 2143 E. Violet Street, where the company had previously received approvals for a housing and office complex. In light of reduced demand for office space based on current market conditions, the revised project has cut office space in favor of housing. Onni now proposes 30- and 20-story buildings which would feature 474 one-, two-, and three-bedroom dwellings above just over 2,000 square feet of ground-floor commercial uses and subterranean parking.
As required by Measure JJJ, the approximately 569,000-square-foot development would provide 77 units of very low- and extremely low-income affordable housing.
SCB is designing the project, which would include 324 residential units and 1,000 square feet of retail space in the taller 344-foot tall building to the west and 150 residential units and 1,000 square feet of retail space in the shorter 226-foot-tall building to the east. Existing commercial buildings at the northern side of the property would be retained, with open space to be provided through common walkways and pedestrian gathering spaces cutting through the site.
Although Onni is not building at the rapid pace seen prior to the pandemic, the Canadian developer remains active in the L.A. area. The company recently completed a residential tower at Olympic Boulevard and Hill Street in Downtown, has plans for a two-tower complex in Glendale, and recently started work on a project in Long Beach.
