A pair of small residential buildings located just outside of Downtown Culver City is slated to give way to a new apartment complex, according to an application recently filed with Culver City.

The project, which would rise at 4076-408 Lafayette Place, occupies a corner site with frontage on Braddock Drive to the south. Plans call for the construction of a new six-story building featuring 40 one- and two-bedroom apartments above parking for 43 vehicles.

Requested approvals include density bonus incentives to permit a larger building than otherwise allowed by zoning rules. In exchange, six apartments would be restricted affordable units.

JZA Architecture is designing the contemporary podium-type building, which would include amenity spaces at the ground floor and roof level.

The building's facade is described as having a modern style that takes inspiration from nearby structures, which uses different materials, landscaping, setbacks, articulation, and vertical louvers.

City records list the project applicant at Lafayette Place Apartments, LLC, an entity managed by a Christopher and Stephanie Mintle.

The project site was previously slated for redevelopment with five townhomes.
