In Palms, wood framing is on the rise for a mixed-use apartment complex located west of Culver City Station.
The project, which commenced work last year at 9431 W. Venice Boulevard, will eventually consist of a seven-story building featuring 47 studio, one-, and two-bedroom apartments above roughly 2,000 square feet of ground-floor restaurant space. Plans also call for a 38-car garage.
Applicant Paul Hendifar of Venice Cardiff, LLC permitted the site using density bonus incentives to allow for a larger structure than zoning rules would otherwise permit. In exchange, five of the new apartments are to be set aside as deed-restricted affordable housing at the very low-income level.
Kevin Tsai Architecture is designing the contemporary podium-type building, which will include a courtyard, a rooftop deck, and a recreation room.
The commercial corridors of Palms have seen the construction of several similar projects in recent years. An even larger development is poised to replace a strip mall at 9000 Venice Boulevard.
