Mixed-income housing is coming to North Hills, according to an application filed recently with the Los Angeles Department of City Planning.

The new project from developer Al Leibovic, slated to replace an existing commercial building at 15242 Parthenia Street, calls for the construction of a new seven-story building featuring 85 one-, two-, and three-bedroom apartments with semi-subterranean parking for 139 vehicles.

The proposed development would provide 14 affordable units, making the project eligible for density bonus incentives to permit a larger structure than otherwise allowed by zoning rules at this location.

Maly Architects is designing 15242 Parthenia, which is depicted in plans as a contemporary podium-type building with a rooftop deck.

The project site is located not far from a new affordable housing complex planned at 15302 Rayen Street, as well as several additional affordable housing developments built along the Sepulveda corridor through North Hills in recent years.

Leibovic and Maly Architects are working on several similar projects in the San Fernando Valley.
