A shuttered Walgreens in Reseda is set to give way to apartments, per a recent application to the Los Angels Department of City Planning.
Located at 18340 W. Sherman Way, the property is currently developed with surface parking and the former pharmacy, which has been vacant since 2023. Applicant Ariel Namvar of Park Sherman, LLC is seeking entitlements to raze the existing structure to make way for a new seven-story building featuring 290 studio, one-, and two-bedroom apartments with parking for 200 vehicles.
Requested entitlements include density bonus incentives to permit a larger building than would otherwise be allowed by zoning rules. In exchange, 44 apartments will be set aside for very low- and moderate-income renters.
While plans for the project are not currently included in its case file, findings describe the design for the project as being of a "modern architectural style."
The project is one of several proposals aiming to reshape Reseda's commercial core along Sherman Way, including plans to convert the long-vacant Reseda Theatre across the street into a food hall.
