Eight months since we last checked in, wood framing is nearing its peak for a mixed-use development from Holland Partner Group at the far southeast corner of Long Beach.

Located at 6700 Pacific Coast Highway, the project replaces an office building with a 590,000-square-foot development containing 281 studio, one-, two-, and three-bedroom apartments, 3,100 square feet of ground-floor retail space, and parking for 507 vehicles.

Approvals granted to the project will require that 13 of the apartments are to be set aside for rent by very low-income households.

AC Martin is designing the project, which consists of a six-story structure with an E-shaped footprint above its podium level.

Holland Partner Group, which acquired the 2.5-acre project site for $41 million in 2022, is one of three development firms looking to build housing in the near vicinity. Onni Group recently cleared a shopping center to make way for a larger 600-unit development across the street at 6500 Pacific Coast Highway, and Carmel Partners has plans for a project at 6615 Pacific Coast Highway.
