A pair of 1920s duplexes in Beverly Hills are set to give way to a larger multifamily residential development, according to a presentation to the Beverly Hills Planning Commission. 

The proposal from property owner Suite Homes, LLC, slated for a site at 227-231 N. Swall Drive, calls for the construction of a new seven-story building featuring 23 one-, two-, three-, and four-bedroom apartments with parking for 41 vehicles.

The proposed scale of the building will require approval of density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, four of the new apartments are to be set aside as affordable housing at the very low-, low-, and moderate-income levels.

Majid Nael & Associates is designing the project, which would include a gymnasium and a rooftop deck, according to plans included with the presentation.

A staff report recommends approval of the project, which is exempt from the California Environmental Quality Act due to AB 130.

The site sits two blocks south of a vacant lot at the intersection of Burton Way and Swall Drive, where developer Crescent Heights has plans for a 26-story tower which was approved under Builder's Remedy law.
