In Palms, construction is just about complete for the latest mixed-use apartment complex from Helio.

The project, named "Kaia", is located at 3555 Overland Avenue. The new six-story building features 64 studio and one-bedroom apartments above 1,395 square feet of ground-floor retail space and a 69-car garage, according to approved plans.

A leasing website advertises apartments ranging between 528 and 816 square feet in size, with rents ranging from $2,995 to $4,450 per month. Those rents would not apply to the six units of deed-restricted affordable housing at the extremely low-income level which the project is required to provide in exchange for Transit Oriented Communities development incentives.

Reed Architectural Group designed the contemporary podium-type building, which is clad in stucco and concrete. Amenities include rooftop terrace decks, a small courtyard, and recreation room at the second floor.

The project is the third Overland Avenue development for Helio and Reed Architectural Group, joining a 188-unit apartment complex completed across the street and a 119-unit building built on the opposite side of Tabor Street. It will not be the last for Helio along the corridor, with two additional projects now in the works on the opposite side of the street. Helio is also building a mixed-use project along Washington Boulevard near Sony Pictures.
