Workforce housing for Metro employees could rise at 4421 S. Crenshaw Blvd.

A proposed multifamily residential development near the K Line's Leimert Park Station could open as workforce housing catering exclusively to Metro employees.

The proposal from developers Treehouse and The Apex Collaborative, called The Nathaniel, would rise from a site at 4421-4437 S Crenshaw Boulevard. Metro's board of directors has voted to enter into a loan agreement which calls the agency to provide a $25-million construction loan for the project, which calls for the construction of a 97-unit apartment complex featuring a mix of studio, one-, and two-bedroom units.

All units are intended to cater to Metro employees earning up to 80 percent of the area median income level. The project is located close to Leimert Park Station, as well as other Metro facilities which employ more than 1,100 people.

Under the agreement, Metro would be repaid over a period of 55 years, and would also have the right to step in and assume property management should the developers default. Metro is also seeking a first right of refusal to purchase the building, should it become available through a sale, default, or foreclosure.

Construction is currently expected to begin in Summer or Fall of 2027 and completed within two-and-a-half years.

The current project is being revised from original plans for a larger 101-unit complex with commercial uses on the ground-floor, per a staff report. The deal came about as a result of an unsolicited proposal submitted to Metro by the development team.

The project site is located a short walk north of a recently-completed mixed-use project from SoLa Impact at 4607 S. Crenshaw Boulevard.
