The Los Angeles City Planning Commission has green-lit a proposal to raze and redevelop an auto body repair shop in Jefferson Park with a new mixed-use apartment building.

The project from Steve and Hannah Lim, who filed an application for the site at 2800 W. Jefferson Boulevard in 2024, calls for the construction of a new six-story apartment complex featuring 70 studio, one-, two-, and three-bedroom homes and 2,000 square feet of ground-floor commercial space. While initially proposed without on-site parking, the project has since been revised to include space for 45 vehicles.

Planning Commission approval was required for requested density bonus incentive to permit a larger structure than allowed by zoning rules, as well as waivers of other development standards. In exchange, nine of the new apartments are to be set aside for rent as very low-income affordable housing.

Kevin Tsai Architecture is designing the project, which is portrayed in a plans as a contemporary apartment complex with a central courtyard and a common rooftop deck.

"A particularly innovative aspect of the design is the integration of sustainable features throughout the development," states a narrative from the KTA website. Below the central opening, a landscaped planter not only adds a touch of greenery but also functions as a rainwater collection system, contributing to the project’s environmental sustainability. Additionally, all units are designed to provide exterior access and utilize cross ventilation for cooling, reducing the reliance on artificial climate control systems and promoting a more comfortable and eco-friendly living environment."

The project site is located just over a half-mile to the northeast of Metro's Expo/Crenshaw Station, where a larger project featuring mixed-income housing and commercial uses is also in the works.
