Mixed-use building slated for 20160 Roscoe Blvd. in Winnetka

A commercial building in Winnetka is set to give way to a new mixed-use development, per an application filed yesterday with the Los Angeles Department of City Planning.

The project from applicant Jonathan Azal, slated for a site at 20160 Roscoe Boulevard, calls for clearing the existing structure to make way for a new six-story edifice featuring 113 studio, one-, two-, and three-bedroom apartments above approximately 2,800 square feet of ground-floor commercial space and parkign for 127 vehicles.

Requested entitlements include density bonus incentives to permit a larger building than would otherwise be allowed by zoning rules. In exchange, 14 apartments would be set aside for rent by very low-income households.

GA Engineering is designing the project, which is depicted in a rendering as a contemporary podium-type building.

The project site sits around the block from an empty lot which is slated for the construction of a 350-unit affordable housing complex.
