A few blocks north of Playa Vista, a 1950s triplex has made way for the latest affordable housing complex from HVN Development.

The project, which will rise from a corner lot at 5403 Inglewood Boulevard, was approved in 2025, and calls for the construction of a five-story building featuring 46 one-bedroom apartments without on-site automobile parking.

Plans call for a mix of very low-, low-, and moderate-income apartments within the project, making it eligible for density bonus incentives and streamlined approvals.

Stockton Architects is designing the project, which is shown in a rendering as a contemporary wood-frame structure clad in painted stucco. Open space would be provided in the form of a rooftop deck.

HVN Development is building a number of similar projects in neighborhoods across the Westside, including multiple developments now underway in the Westchester community. For more on HVN Development's approach, check out our interview with founder Tommy Beadel here.

Other developers such as Passo, which also specialize in affordable housing, are building on sites along Centinela Avenue in Del Rey.
