A single-family home near the Los Angeles River in Winnetka is poised to give way to a small lot subdivision, according to an application filed earlier this month with the Los Angeles Department of City Planning.
The proposal, which comes from a trust which owns the property at 7032 N. Cozycroft Avenue, calls for subdividing the approximately 7,600-square-foot lot to allow for the construction of five single-family dwellings. Three junior accessory dwelling units would also be incorporated into the project.
HRD Architecture is designing the project, which would consist of contemporary two- and three-story homes, each featuring three bedrooms.
The project would employ the provisions of SB 1123, a state law which streamlines the approval of townhome-style developments with no more than 10 total homes.
City records indicate that the property last sold in April 2025.
