HVN Development is cooking up plans for more affordable housing in Mar Vista, per a recent application to the Los Angeles Department of City Planning.
The company's latest project, set to replace a triplex at 12508 W. Pacific Avenue, calls for the new construction of a seven-story building featuring 60 one-bedroom apartments without on-site parking.

Like other HVN projects, the new building would offer apartments predominantly catering to low- and moderate-income renters, save for a mandatory manager's unit. The project would avail itself of development incentives through the citywide housing incentive program to permit a larger structure than otherwise allowed by zoning rules.
Stockton Architects is designing 12508 Pacific, which would be clad in stucco, stone veneer, and siding.

HVN has several projects in the works for the Mar Vista area, including a recently-permitted development one block to the east along Pacific.
