A single-family home not far from the E Line in West Adams is set to give way to a small lot subdivision, according to a new application to the Los Angeles Department of City Planning.

The project from applicant Shlomo Grawitzky, slated for a corner lot at 5323 W. Blackwelder Street, calls for subdividing the 4,931-square-foot lot to enable the construction of four single-family homes, two of which will include an attached junior accessory dwelling unit. Each house will include one parking space.

Feld & Associates is designing the project, which would include contemporary four-story structures. Plans show a mix of three- and four-bedroom floor plans.

The project would utilize the provisions of SB 684, which streamlines the approval of small lot style housing developments. The law permits just one parking space per home, rather than the two spaces typically provided, although no parking is legally mandated at this location due to proximity to the E Line's stops at La Brea Avenue and La Cienega Boulevard.

City records indicate the property last sold in September 2025 for $840,000.
